Company Overview:

Our consulting tasks have been mostly repositioning existing buildings in need of creative financing.

Beginning in the affordable housing arena, we have developed more than 1,570 of multi-family units, many of which we still own and operate. In the for sale housing area we have developed and sold more than 350 units mostly in the Boston region. In the area of commercial office and industrial area we have developed two office buildings in the Myles Standish Industrial Park in Taunton, Massachusetts. In addition, we developed 250,000 square feet of air cargo space just off Logan Airport which required a very sophisticated permitting process with a Chapter 91 License.

Constulting:

Our consulting tasks have been mostly repositioning existing buildings in need of creative financing.

In the case of 749 Boylston Street, Boston, we negotiated the acquisition of this $25,000,000 note held by New York Life for just $18,000,000 and participated with other partners in repositioning the asset which sold for $32,000,000, 3 years later.

Fairlane Properties owned an 83,000 square foot office building, brick and beam in Newton, Massachusetts. When the lender came to ownership and asked to be prepaid, Weld Management Company negotiated a $2-million-dollar reduction in the debt and then refinanced the property with a new lender who provided added funds to the developer (of which Weld Management Company was an original minority partner) to provide tenant development money. The project was successfully sold for a $6,000,000 profit two years after the note purchase.

The original Boston College building built in 1863 in Boston’s South End was made redundant by the Society of Jesus who employed Weld to appraise and market the property. The owners had received an opinion of value from a broker for $10,000,000, Weld Management Company successfully marketed the property for $13,000,000.
